The Eurasian Development Bank (EDB) projects a significant surge in warehouse space demand in the Eurasian region by 2040, expecting it to rise from 58 million m² to 101–123 million m². This growth is primarily fueled by the booming e-commerce sector, set to constitute 20–25% of the region's retail trade within two decades.
The rise in demand is also attributed to the redirection of international trade routes towards the east and south post-2022, leading to a surge in external trade volume from 1.28 billion tons in 2023 to a projected 1.4 billion tons by 2040. Currently, the region's warehouse coverage is notably low at 0.23 m² per person, emphasizing the urgent need for additional warehouse construction, especially in light of the escalating e-commerce activities and evolving trade patterns.
